There are many benefits of using the quit claim deed form. One of the main reasons for using the quit claim deed is that it is very easy to draw and arrange and can be set up in a short notice. Basically these forms operate as documents that can be filled up and signed by the grantor and grantee in front of a notary. There is no need for a realtor or an attorney to be present while arranging for the quit claim deed form. The only thing that is needed with this document is the names of the buyer and the seller of the property along with the legal and formal description of the said property. Once the main details are filled out, it can be signed in the presence of a notary. Even though the quit claim deed form can be used to shift the ownership of a property to a new person very briskly, it does not provide any warranty of the title. In other words, the grantor does not provide with any kind of warranty of the property’s ownership except simply transferring the rights or interests of the property. If there is any kind of issue that crops up regarding the title or the property, then the grantee is in for some problem. It is due to this reason that the quit claim deed is mainly reserved for family members or for people who know each other for a long time and therefore trust each other completely.
